Real estate explained in plain English.
The Housing Market Is Shifting… Here’s What That Really Means
If you’ve been following the news lately, you’ve probably seen headlines suggesting the housing market is slowing down. Some people hear that and assume it’s a bad time to buy or sell. Others wonder if they should wait until the “market gets better.”
The truth is a little more complicated.
The market isn’t crashing. It’s shifting.
Over the past few years, we experienced one of the strongest seller’s markets in history. Homes often sold within days, multiple offers were common, and buyers frequently paid over asking price while waiving inspections and other contingencies.
That wasn’t normal.
Today’s market is beginning to look a little more like a traditional real estate market. It’s still a seller’s market in many areas, but buyers have more choices, pricing matters more, and negotiating has become part of the process again.
Inventory has increased compared to last year, giving buyers more homes to choose from. That’s good news if you’ve been frustrated by limited options.
But don’t confuse “more inventory” with “too much inventory.”
Here in Monmouth and Ocean Counties, we’re still firmly in a seller’s market. There simply aren’t enough homes available to meet buyer demand. While buyers may have a few more options than they did a year ago, well priced homes continue to attract strong interest.
Pricing Matters More Than Ever
One of the biggest differences today is that buyers have become more selective.
A well-priced home that’s properly prepared and professionally marketed can still sell quickly.
An overpriced home? Buyers are far more willing to wait, negotiate, or simply move on to the next listing.
That makes accurate pricing more important than it has been in several years. Today’s buyers have choices, and they’re taking the time to compare them.
Mortgage Rates Continue to Influence the Market
Interest rates remain higher than many buyers would like, and that’s affecting affordability.
Some homeowners are also reluctant to sell because they currently have mortgage rates that may never be seen again.
Ironically, those higher rates are also helping keep inventory low by discouraging many potential sellers from moving.
Home Values Are Still Rising
Another misconception is that home values are falling.
While appreciation has slowed from the double digit gains we saw a few years ago, home values in New Jersey have continued to increase.
That’s an important distinction.
Slower appreciation doesn’t mean declining prices. It simply means we’re returning to a healthier, more sustainable pace.
So… Should You Wait?
That’s probably the question I’m asked most often.
The honest answer is simple.
It depends on your goals, not the headlines.
Every buyer’s situation is different.
Every seller’s motivation is different.
Trying to perfectly time the market is incredibly difficult because none of us knows exactly what next year will bring.
The best decision is usually based on your family’s needs, your finances, and your long-term plans, not yesterday’s market or tomorrow’s predictions.
Wayne’s Bottom Line
The housing market hasn’t stopped. It’s becoming more balanced.
Buyers have more choices. Sellers need stronger pricing strategies. Well prepared homes continue to sell, and those that miss the mark often sit longer than they would have a few years ago.
Don’t let national headlines make decisions for you. Focus on what’s happening in your local market and what’s right for your goals.
If you’re wondering what today’s market means for your specific situation, I’d be happy to sit down with you, explain what’s happening locally, and help you make an informed decision, whether that means moving now or waiting.
Because good real estate decisions aren’t based on fear or hype. They’re based on good information, thoughtful planning, and what’s right for you and your family.
That’s what I mean by helping neighbors find their place in the universe.
